A ground-up café fit-out for one of Perth’s most distinctive new coffee brands, delivered by Alldin from bare shell to opening day.
THE BRIEF
From bare shell to working café
Finns Espresso needed a brand-new ground-floor tenancy inside PBSA Wellington Street, a mixed-use development on the edge of the Perth CBD, turned into a fully working specialty coffee bar.
Alldin was engaged to deliver the build: taking the interior design from Intrinsic Interiors and turning it into joinery, finishes, signage and services on site, with the directors involved on the ground for the full run of the project.
The tenancy sits on a curved corner of the building behind floor-to-ceiling glazing and a full bi-fold shopfront that opens straight onto the footpath, so the fit-out had to hold its own on a busy street from the day the doors opened.
The Challenge
Building inside a brand-new precinct
Working inside a newly completed development meant coordinating the fit-out around the landlord’s base-build services and the council approval process required for the tenancy, all within a tight, curved floor plate that left no room for wasted space.
Every joinery run, service point and finish had to land exactly where the design called for it, with mechanical, hydraulic, fire and electrical works staged around the build rather than against it.
Scope of Work
What the build covered
- Full strip-out and joinery fit-out of the servery, counter and back-of-house
- Hand-glazed green porcelain tile counter and splashback, set against blackened plywood menu boards
- Custom suspended steel shelving for retail coffee bags, cups and merchandise
- Built-in banquette seating finished in burnt-orange velvet, fitted to the curved window bay
- Coordination of mechanical, hydraulic, fire and electrical works with the building’s base-build services
- Custom illuminated signage, from the exterior light box to the internally lit Finns Espresso mascot
- A retail nook stocked with branded apparel and packaged coffee
